Finding 1
Downtown is cheaper for one to three people, and not reliably after that
An office for one to three people costs a median of $1,067 a month below Canal Street and $1,598 between 34th and 59th Street, 33% less downtown. For four or five people it is $2,150 against $2,400, and for six to nine $5,940 against $4,000. In both, the ranges overlap, so the gap could be chance; downtown’s figure for six to nine rests on five offices in five buildings, so its range is wide.

| Downtown | $58.09 | $65.96 |
How we measured it
The comparison uses every priced private office in Midtown, from 34th to 59th Street, and below Canal Street in the New York findings: offices on Croissant at their 12-month price, read on 2026-10-27, and offices listed on LiquidSpace and CoworkingCafe at the monthly price they publish, collected on 2026-08-19. An office listed in both places counts once. Offices Croissant lists for operators, whose monthly price is worked out from a day rate, are left out. A median is stated only where offices in at least five buildings stand behind it. The intervals come from resampling the offices 20,000 times; when two 90% intervals do not overlap, the difference is clear. The broker figures are from Cushman & Wakefield’s Manhattan Office MarketBeat, Q3 2026. Brooklyn is set against Manhattan the same way in the Brooklyn vs Manhattan comparison, and every office is on private offices in New York City.
