How to Pay Less for a Private Office in New York (2026)

Croissant compared the monthly prices of 365 private offices in New York City. The cheapest option is often a short walk from one that costs twice as much, a window adds up to 120% to the rent, and Brooklyn only saves money for small teams.

The short answer

How much does a private office cost in New York?

A private office in Manhattan costs a median of $925 a month for one person, $2,400 for four or five people and $7,600 for ten to fifteen, before taxes. Brooklyn is clearly cheaper only for teams of one to three. Which building a team picks moves the price more than which borough: the same size of office can cost twice as much a block away.

  • In New York, 194 of 365 private offices have an office of the same size within a five-minute walk, and for half of those the cheapest one nearby costs at least $405 a month less.
  • In every New York building that listed the same size of office with and without a window, the office with the window cost 18% to 120% more, a median of $600 a month.
  • For one person, a Brooklyn private office costs a median of $467 a month against $925 in Manhattan, 50% less; from four people up, the two boroughs cost about the same.
  • Three operators, Jay Suites, TKO Suites and Select Office Suites, run 42 of the 51 offices in the cheapest quarter of Manhattan's private offices.
  • The same New York office can be listed at two prices: 10 of the 10 Kent Offices rooms listed on both Croissant and LiquidSpace cost more on LiquidSpace, by a median of 50%.

Most teams start an office search with a neighborhood and a budget, then take the first office that fits both. The prices below show five patterns that change where it pays to look. Every figure is what the whole office costs a month, before taxes, and the full method is on the Croissant Office Price Index.

Finding 3

Brooklyn is cheaper for one to three people, and about the same for bigger teams

A one-person office costs a median of $467 a month in Brooklyn and $925 in Manhattan. For two or three people it is $933 against $1,678. From four people up the medians sit close together and their ranges overlap, so the borough stops deciding the price. The Brooklyn vs Manhattan comparison goes through it size by size.

How we measured it

The comparisons use 365 private offices in New York City with a monthly price and a seat count, in 65 buildings: offices on Croissant at their 12-month price, read on 2026-10-20, and offices listed on LiquidSpace and CoworkingCafe at the monthly price they publish, collected by Croissant on 2026-08-19. An office listed in both places counts once, at Croissant’s price.

  • Left out: offices Croissant lists for operators such as Regus and Industrious, whose monthly price is worked out from a day rate; platform listings under $200 a seat a month, which are part-time or “from” prices; and day offices, meeting rooms, call booths, open desks and virtual offices.
  • Areas come from each building’s address: its borough, and in Manhattan its band between Canal, 14th, 34th and 59th Streets. Distances are straight lines between buildings.
  • Intervals come from resampling the offices 2,000 times; when two 90% intervals do not overlap, the difference is clear.

Brooklyn and Manhattan are compared in more detail in the Croissant Comparison, and offices for bigger teams in the guide to offices for 10 to 15 people. To see every office, browse private offices in New York City.
