Croissant Office Price Index
What Croissant found pricing private offices in New York, Barcelona and Lisbon, written for teams deciding where to rent and how much to pay.
The short answer
How much does a private office cost?
A private office for four or five people costs a median of $2,400 in Manhattan, $2,350 in Brooklyn, €1,027 in Barcelona and €1,412 in Lisbon a month, before taxes. Within one city the building moves the price as much as the city does: in New York, the same size of office can cost twice as much a block away.
- In New York, for half the private offices with an office of the same size within a five-minute walk, the cheapest one nearby costs at least $405 a month less.
- Brooklyn is clearly cheaper than Manhattan for a private office only for teams of 1 to 3 people; above that, the two boroughs cost about the same.
- For a New York team of 10 to 15, two smaller offices in one building cost less than one big office in 11 of 18 cases.
- In 4 of 7 Barcelona buildings, a private office costs at most €140 a month more than a shared desk for each person.
- A four-person private office in Lisbon costs from €733 to €2,000 a month, depending on the neighborhood.

What we found

How we measure
The index prices whole private offices on a monthly term: offices on Croissant at their 12-month price and, in New York, the private offices LiquidSpace and CoworkingCafe list with a monthly price and a seat count, collected by Croissant. An office listed in two places counts once. Offices Croissant lists for operators such as Regus and Industrious are left out, because their monthly price is worked out from a day rate, and so are day offices, meeting rooms, call booths and open desks. Every comparison says how many offices it rests on, and where the numbers are too few to be sure, the page says so.
In Barcelona and Lisbon, where no platform lists private offices with a seat count, each office on Croissant is set against what its team would pay for shared desks nearby. To compare offices for your own team, start with private offices in your city, or read how the Croissant Workspace Index counts the coworking platforms themselves.
FAQs about private office prices
Why are prices for the whole office?
A team rents a whole office and pays for every seat in it, used or not, so the price of the office is the number on the bill.
How often is the index updated?
Every quarter. Each page shows the date its prices were read.
