Only three buildings in SoHo publish a price for a private office, and none in Hudson Square does. All but one of their offices cost less than most of the same size in the rest of Manhattan below 59th Street.

From $667 a month for 1 person to $2,920 for 4 people, across the only three SoHo buildings that publish a price. That is too few buildings for a median, and no office in Hudson Square states a price. In SoHo, six of the seven priced offices, for one to four people, cost less than most offices of the same size in the rest of Manhattan below 59th Street, where the median is $1,021 for 1 person, $1,700 for 2 people, $1,800 for 3 people and $2,340 for 4 to 5 people. Most SoHo and Hudson Square locations publish no price for a private office
Croissant read ten locations between Houston and Canal Streets, from Lafayette Street to the river, run by WeWork, Industrious, The Farm SoHo, The Malin, Regus and Spaces, The SQ and WorkSpace Offices, and two of them state a monthly price for an office of a given size. The other eight ask a team to contact sales or inquire, or show a day rate, a starting price with no office size or suites priced by the square foot; the table quotes each page. Soho Works, Soho House’s workspace, lists its New York sites in Brooklyn and the Meatpacking District, none in SoHo. WeWork’s 408 Broadway, Industrious’s 190 Bowery and Industrious’s Tribeca, 32 Avenue of the Americas are often filed under SoHo but sit outside its streets, so they are left out.

How we measured it
On 2026-11-01 we read every SoHo and Hudson Square location of WeWork, from its SoHo search page and each building’s availability panel at every team size, of Industrious, The Farm SoHo, The Malin, Regus and Spaces, The SQ and WorkSpace Offices, and of Soho Works. WeWork’s pages state a starting price for each office size on a 12-month commitment, before taxes and including its current offer. Offices on Croissant in the area count at their 12-month price; the platforms in the index, LiquidSpace and CoworkingCafe, list none there. The rest of Manhattan is every building below 59th Street outside the two neighbourhoods in the New York index, with WeWork’s and Industrious’s own prices read on 2026-10-27 for WeWork vs Industrious; each building counts at its cheapest office of each size. A median is stated only where at least five buildings stand behind it. Every office is on private offices in New York City.
