A private office for 10 to 15 people in New York City costs a median of $7,375 a month before taxes, and anywhere from $4,200 to $30,000 across the 38 offices we priced. Two smaller offices in the same building often cost less than one big one: they did in eleven of eighteen cases, by a median of $600 a month.

Finding 1
Two smaller offices often cost less than one big one
We found 18 buildings and sizes where a team of 10 to 15 could take one office or two smaller ones side by side. The two smaller offices cost less 11 times out of 18, and across all of them the median difference is $600 a month in their favour. At Kent Offices, an office for 10 costs $8,000 a month, while an office for 3 and one for 7 together cost $5,253.

In 32 buildings that list both, an office for 10 to 15 people costs a median of 8% more per person than the same building’s offices for four to nine. In 18 of the 32, the big office costs more per person.

In Midtown, an office for ten costs anywhere from $4,200 to $11,700
